Dick’s Sporting Goods to Occupy New Building at Rosedale

Construction has begun on the former Herberger's site in Roseville.

An 80,000-square-foot Dick’s Sporting Goods store is expected to open in late 2024 at Rosedale Center.

The new Dick’s Sporting Goods will be housed in a structure now under construction on the former Herberger’s site, according to JLL, Rosedale’s manager.

JLL announced the news Tuesday following years of assessing options for a replacement for Herberger’s, which closed in 2018 after its Bon-Ton Stores owner filed for bankruptcy.

Dick’s Sporting Goods currently operates a store across the street from Rosedale Center. It’s located at 1645 County Road B2 W. in the Crossroads Mall.

What’s unfolding at Rosedale Center in Roseville bears similarities to what happened last year at Ridgedale Center in Minnetonka. Dick’s Sporting Goods opened a House of Sport at Ridgedale that occupies 115,000 square feet of space. The new superstore includes a 35-foot climbing wall and a huge selection of sporting goods equipment and apparel. Meanwhile, Dick’s Sporting Goods closed a high-performing, smaller store that was just a freeway exit east of the new Ridgedale store that offers an experiential approach for consumers.

Poag Development Group is JLL’s retail development partner and is overseeing construction management of the Dick’s Sporting Goods project.

“We are focused on developing the next generation of retail spaces and the upcoming Dick’s Sporting Goods store will be a welcome addition to an already strong line-up of local and national retailers at Rosedale Center,” said Gar Herring, senior vice president of development at Poag Development Group, in a written statement.

“We are dedicated to enhancing Rosedale Center’s guest experience and this is an exciting new anchor tenant that complements our current department store lineup,” said Lisa Crain, JLL vice president of retail and Rosedale general manager, in a Tuesday release. “We continue to invest in the property, and position it to be one of the best shopping centers in the region that draws shoppers from the Twin Cities and western Wisconsin. The development of our outparcels has expanded our retail presence outside of the center and offers shoppers more retail options.”

JLL’s Tuesday announcement included recent tenant additions. Aspen Dental, PNC Bank, Caribou Coffee, and Raising Cane’s restaurant are doing business in new buildings constructed along Fairview Avenue North. Those businesses are relatively close to the Macy’s anchor store.

Even more recent additions include Shake Shack and Panera Bread, which are located along County Road B2 and near the AMC Rosedale theaters.

Before the pandemic hit, Kowalski’s Markets planned to open a grocery store on the Herberger’s site. In February 2020, CEO Kris Kowalski Christiansen told TCB that a Kowalski’s store would occupy about 30,000 square feet and open in early 2022.

Kowalski’s was expected to be included in a $200 million Rosedale expansion development. JLL had disclosed plans to add housing, a hotel, a grocery store, fitness centers, new restaurants, co-working space, a medical office building, and more retail space.

But the arrival of Covid-19 in early 2020 upset those plans and consumers quickly shifted to online shopping. Now Rosedale and other malls are redefining their business mixes and consumer experiences at brick-and-mortar stores.
